Option to Renew should be translated into plain business language before the lease draft starts. In a retail deal, that means naming who is responsible, when the obligation starts, what evidence is required, and what remedy applies if the assumption is wrong. A tenant comparing spaces in Irvine, Costa Mesa, Mission Viejo, or a coastal market can lose the benefit of a lower rent if this term shifts cost, timing, or operating rights back onto the business.
