A walkthrough and a price range
We visit the home, talk through your timing, and put together a price range based on recent comparable sales. You see the sales we used and why.

Preparation
We suggest the few repairs and updates likely to matter to buyers, and help schedule photos, inspections, and the seller disclosures California requires.

Listing and showings
The home goes on the MLS and the major home search sites. We handle showings, follow up with buyer agents, and keep you updated on feedback.

Offers through closing
We compare offers on price, terms, and how likely each buyer is to close, then work through inspections, appraisal, and escrow with you until the sale records.

Why would a commercial brokerage help with a home sale?
Parker & Associates has worked in Orange County real estate since 1995, mostly in retail leasing. Residential is a smaller part of the practice, handled by Noah Stegman, who stays your main contact from the first conversation through closing.
How does paying a buyer's agent work in California now?
Since January 1, 2025, California requires a written agreement between a buyer and their agent no later than when the buyer makes an offer. The agreement states the services, how long it lasts (no more than three months at a time), and how much the agent is paid. That amount is negotiable. We go over the agreement with you before we start touring.
