Zone first: Municipal Code Section 9.11.015 permits Appliance stores, Furniture stores, Carpet/drapery stores, Lighting fixture stores, Tile stores, Interior decorating shops and Department stores in the CC, CH and CR zones, and prohibits all of them in CN and OP. A neighborhood-zoned center is off the table for these uses, so confirm the zone before touring.

Kitchen and bath: the same table permits Plumbing shops only in CC and CH, not in CR. Home improvement centers are permitted in CC, CH and CR and need a conditional use permit in OP. If your showroom sells fixtures, ask Planning early whether it will be treated as a plumbing shop, a home improvement center or a general retail use, because the answer changes which zones work.

Parking: Section 9.25.020 sets Furniture/appliance stores at 1 space per 500 sq ft of gross floor area, against 1 per 200 sq ft for retail commercial. A 10,000 sq ft furniture showroom needs 20 spaces instead of 50. Under Section 9.25.015 a later change to general retail in the same box would have to meet the higher ratio, so landlords should check the center's count before agreeing to the lower one.

EV and auto: Vehicle sales/dealerships appear only in the CH zone, and only with a planned development permit (Section 9.11.015). Section 9.11.020(c)(11) adds a 15,000 sq ft minimum site, screening of stored vehicles, on-site loading, and parking set during project review, and Section 9.25.020 uses 1 space per 400 sq ft of showroom and office plus 1 per 2,000 sq ft of outdoor display. For a gallery-style EV showroom without inventory, like Tesla's in the mall, get a written similar-use determination (the closing paragraph of Section 9.11.015) before signing.

Timing: Chapter 9.41 requires a certificate of occupancy for a change in use, filed at least 30 days before opening (Section 9.41.015(b)). Enlarging a building or building a new freestanding showroom triggers a planned development permit under Chapter 9.47 (Section 9.11.010).
