For property management companies
Leasing for retail property managers.
When a center you manage has a vacancy, we lease it: pricing, marketing, tenant outreach, screening and the lease, with updates you can pass straight to the owner.
How we work with management companies
The management company keeps the owner relationship and runs the property. We take the leasing assignment for the vacant suites, report to you and the owner on the schedule you set, and coordinate showings, keys, signage and landlord work through your office.
Parker & Associates has leased retail space in Orange County since 1995. Dan Parker, who founded the firm, has negotiated hundreds of retail leases across Southern California for landlords and for tenants, from national chains to first-time operators.
What you get
Pricing memo
Asking rent, an NNN estimate, and TI and free rent ranges, set from recent comparable leases and the competing availability in the trade area. Written so you can forward it to the owner as is.
Marketing
Flyer, suite plan and photos, listings on LoopNet, CoStar and Crexi, and site signage. For larger centers we also build a property page, like the one for Marbella Plaza.
Tenant outreach
Calls and email to operators and tenant brokers who are looking in the area: restaurant groups, medical and dental, fitness, beauty and service tenants, and national chains with open requirements.
Screening package
For each serious prospect: financials, operating history, concept fit, and a check against existing exclusives and prohibited uses. One page per tenant for the owner's approval.
Lease negotiation
Letter of intent through signed lease, working with the owner's attorney. Recovery language follows how the center already bills CAM, taxes and insurance, so the new lease fits your reconciliations.
Activity reports
Showings, tenant feedback, proposals and next steps, sent weekly or on whatever schedule your owners expect.
Assignments we take on
- A single small-shop vacancy in a center you manage
- Several vacancies at once after a closure, a bankruptcy or an anchor change
- Second-generation restaurant space with an existing hood, grease interceptor or patio
- Renewals, relocations and expansions of tenants already in the center
- A center the owner wants to reposition with a different tenant mix
Centers we are leasing now

Questions property managers ask
How does reporting work between the leasing broker and the property manager?
Activity reports go to the property manager, and to the owner as well if you prefer. Proposals and letters of intent are routed through your office so the owner hears about each deal from the manager they already work with.
Who signs the listing agreement?
The owner or the owner's authorized agent signs the listing agreement. Many management agreements authorize the manager to engage a leasing broker; if yours does not, we prepare the agreement for the owner's signature.
How is the leasing commission paid?
In California, leasing commissions are negotiable and are set out in the written listing agreement. They are commonly calculated as a percentage of base rent over the initial lease term, and the listing broker shares part of the fee when the tenant has its own broker.
Can you take a single suite in a larger center?
Yes. Single-suite assignments are common. We also lease whole centers, and we can start with one suite and add others as they come open.
Which areas do you cover?
Orange County, with most of our assignments in South Orange County: Mission Viejo, Laguna Niguel, San Juan Capistrano, San Clemente, Lake Forest, Laguna Hills, Rancho Santa Margarita, Dana Point and Aliso Viejo. We also lease retail in Los Angeles County and the Inland Empire.
Have a vacancy in a center you manage?
Send the property and the suite. We reply with a rent range and a short leasing plan you can share with the owner.
