How to read the table

  • Asking rent is base rent for inline shop space in existing centers, per square foot per month, before NNN charges.
  • Top corridors are the city's highest-rent locations, such as regional malls, beach districts and new mixed-use projects.
  • The yearly cost column is (1,500 SF) x (rent + NNN) x 12 at the low and high ends of each range.
  • These are asking ranges, the starting point of a negotiation. Free rent, TI and the length of the lease change what a tenant actually pays.
  • The ranges are Parker & Associates estimates of typical asking rents, as published in each city guide, which covers the corridors behind them. Use them for planning; before pricing or signing, ask for current comparable leases for the specific property.
